Terms of service
Last updated 30 October 2026
These terms apply when you use Rentzilla ("we", "us"), the rent tracking and compliance service at rentzilla.co.uk. By creating an account you agree to them. Please also read our privacy policy.
Your account
- You must be 18 or over and give us an email address you can receive mail at.
- Keep your sign-in details safe. You're responsible for what happens in your account.
- Rentzilla is for landlords managing their own properties. Each account belongs to one person.
What Rentzilla is, and isn't
Rentzilla helps you keep track of rent, deposits, certificates, Right to Rent checks and your income and expenses, and reminds you when something is due. It is a record-keeping tool. It is not legal, tax or financial advice, and it isn't a letting agent.
You remain responsible for meeting your legal obligations as a landlord, including gas and electrical safety, deposit protection, Right to Rent checks and your tax return. Reminders depend on the dates you enter and on email reaching you, so please check important dates yourself too. Where Rentzilla reads dates from an uploaded certificate, check them before you save.
Your data
Everything you add stays yours. You give us permission to store and process it only so we can provide Rentzilla to you. When you add information about tenants, you confirm that you're entitled to keep it and use it this way. Our privacy policy explains our role in more detail.
You can export your income and expenses at any time, and you can delete your account and its data in your settings.
Plans, trials and payment
- New accounts get a free trial of a paid plan without entering a card. When the trial ends, the account moves to the Free plan unless you choose a paid plan.
- Paid plans are billed monthly or yearly in advance through Stripe, and renew automatically until you cancel. Current prices are on our pricing page.
- If you move up a plan, the difference is charged straight away. If you move down, the unused part is credited against your next bill.
- You can cancel at any time in your billing settings. You keep paid features until the end of the period you've paid for. We don't refund part-used periods, except where the law requires it.
- If a payment fails we'll retry it and let you know. If it still can't be collected, your account moves to the Free plan.
- Moving to a smaller plan never deletes your data. You won't be able to add properties beyond your plan's limit or use features it doesn't include.
- We may change prices. We'll give you at least 30 days' notice by email before a change affects your subscription.
Fair use
Don't use Rentzilla for anything unlawful, to store data you have no right to hold, to try to access other people's accounts, or in a way that disrupts the service for others. We may suspend or close an account that does.
Availability and changes to the service
We work to keep Rentzilla available and your data safe, but we can't promise the service will never be interrupted. We may change or improve features. If we ever close Rentzilla, we'll give you at least 60 days' notice so you can export your records.
Liability
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or anything else the law doesn't allow us to limit. Otherwise, we aren't liable for losses that weren't foreseeable, for business losses, or for fines or losses arising from your obligations as a landlord, including where a reminder was not sent or not received. Our total liability to you in any 12 months is limited to the amount you paid us in that period.
If you use Rentzilla as a consumer, you also have rights under UK consumer law that these terms don't affect.
Ending these terms
You can stop using Rentzilla and delete your account at any time. We can end these terms with 30 days' notice, or straight away if you seriously break them.
General
If we change these terms in a significant way, we'll email you before the change takes effect. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, unless consumer law gives you the right to bring a claim where you live.
